Bridgeland and Towne Lake systems are new, which makes people assume the timer is “smart.” Plenty still have the installer default: every zone, every day, 10 minutes, no rain sensor. On Cypress clay that is fungus in January and a dead parkway in August.
Cypress sprinkler repair for us often starts at the controller. We set a real seasonal chart, wire the rain/freeze sensor if it was left in the box, and only then chase a dead zone. Hunter Hydrawise is common in newer Bridgeland sections; older Cypress Creek Lakes lots are Rain Bird ESP. We program both.
